In order to attract and retain high-quality tenants, foster good tenant relations, and respond promptly to on-site issues, we utilize the tools and information necessary for leveraging up-to-date management techniques and maintain an approved vendor network. All rental applicants undergo an extremely thorough and stringent screening process.

Routine market analysis

Constant market evaluation facilitates optimal occupancy and rental rates relative to market conditions, leading to an improved, long-term bottom line.

Cost-effective maintenance and repair

Through volume and experience, we can control costs while carefully planning for long-term appreciation. We engage pre-approved hourly maintenance staff, qualified vendors and independent licensed maintenance contractors to schedule repairs. All expenses are applied directly with no markup. All major projects are openly bid, and we welcome recommendations by investors of preferred contractors.

Tenant-landlord law

Through association with CAA and AOA, Vollmer Asset Management consistently updates rental agreements, disclosures, procedures, and all other tenant correspondence to meet constantly changing tenant-landlord law. Preventative measures are continually taken to limit investor liability.

Accounting and Reporting Services

Prompt distribution

We distribute property reports and net income for the month on the last day of each month, so that performance is visible immediately before the closing period. Owners can access these reports online at any time via the Owners Portal.

Efficient and accurate reporting

Vollmer Asset Management uses the most current accounting software and technology to provide investors with timely, accurate, and easy-to-read monthly statements. Reporting typically includes a Cash Flow Statement, Transaction Register and Rent Roll. Specialized reports can be easily provided upon request.

Trust accounting

All funds held on behalf of investors are maintained in a non-interest-bearing trust account that is balanced frequently.
